Abstract

Risk in construction, which has been the object of attention because of time and cost overruns associated

with construction projects is attributable to either unforeseen or foreseen events for which uncertainty

was not appropriately accommodated. This paper aims to identify risk factors associated with build,

operate and transfer (BOT) procurement method in the Nigerian construction industry, and evaluate their

rankings and relationships. Nineteen (19) risk factors were identified through literature review and sent

through questionnaires to construction professionals involved in BOT projects in Nigeria, and 70

completed questionnaires were retrieved. The top three ranked impact of risk factors on BOT projects are

“availability of finance”, “delay of payment from financier” and “delay in completion of construction

work”. Using factor analysis, the 19 risk factors were grouped into five components and their

relationships were included in the framework for BOT construction projects.

Abstract

 

The construction industry has recently witnessed a paradigm shift from traditional

 

paper-based method of service delivery to electronic information exchange using

 

Information Technology (IT), at least in the western world like UK. It is now evident

 

that the adoption of IT can enhance construction productivity and improve

 

communications for effective decision-making and coordination among construction

 

participants. The ability of the industry to avail itself of technology depends on the

 

level of usage by construction participants including the Quantity Surveyor (QS) who

 

plays a major role in the management of project success determinants, such as cost,

 

time and quality. This research therefore evaluates the level of adoption of IT by QS

 

in Nigeria and its impact in discharging their professional obligations to achieve

 

improved service delivery. A review of the relevant literature using published sources

 

was conducted to identify the current state and use of IT in the industry in various

 

parts of the world. In order to assess the level of adoption of technology by QS in

 

Nigeria and to evaluate its impact on their service delivery, data collected through

 

questionnaires administered to practicing professionals were analysed and

 

subsequently ranked using their mean item score (MIS) and the Kruskal Wallis H test.

 

The research revealed that despite the average to high awareness of the importance of

 

IT in improving service delivery and productivity, QS in Nigeria are still reluctant in

 

using these technologies mainly due to the high initial cost of acquisition; lack of

 

infrastructures to support its use and security concerns such as the susceptibility of IT

 

system. It is concluded that the Nigerian Institute of Quantity Surveyors should act as

 

a champion in raising the awareness of IT among its members and the Government

 

should provide an enabling environment for its importation and usage.

Abstract

The dynamism of the construction industry throughout the world call for no other skill of a

professional quantity surveyor than the need for stringent cost control  and effective cost

management  in  providing  value  for  money  for  construction  clients.  The  aim  of  this

research work is to examine the performance of Nigerian quantity surveyors  with a view

to  ascertaining  areas  that  need  improvement.  Primary  data  were  collected  via  well

structured  closeended  questionnaire  using  the  areas  of  competencies  of  quantity

surveyors  as  identified  by  RICS.  Percentile,  mean  internal  score  and  Cronbach’s  alpha

test  were  employed  in  the  analysis  and  testing  of  the  hypotheses  generated.  The  study

revealed  that  Nigerian  quantity  surveyors  are  performing  above  average  in  all  the

identified  areas  of  competencies  of  quantity  surveyors  from  the  perception  of  all  the

considered  construction  professionals.  The  study  finally  recommended  a  need  for

personal  improvement  by  quantity  surveyors  in  Nigeria  –  especially  the  older  ones  in

order to keep them abreast with the current trend in the construction industry.

Abstract

Motivation is the set of processes that determine the choices people make about their behaviours. Implementing

a  well  formulated  motivation  policy  triggers  the  innate  qualities  of  labourers  (employees)  by  enhancing  their

productivity.  This  study  investigates  the  drivers  of  motivation  for  casual  workers  on  the  construction  sites  by

identifying the factors responsible for motivation and challenges to the motivation of casual workers in Nigerian

construction industry. Relevant literature were reviewed and 18-point evaluation questionnaire was developed

on  the  drivers  of  motivation  while  11  were  collated  for  the  challenges  of  motivation  for  casual  workers  on

construction  site.  The  questionnaires  were  then  distributed  to  the  professionals  and  labourers  within

construction  sites  in  Lagos  state,  Nigeria.  The  data  collected  were  analysed  using  descriptive  and  inferential

statistics. The study indicates that casual workers give in their best when there are provisions of reward for the

good work and excellence, also when they are adequately provided with working equipments  and facilities and

that  there  is  no  significant  difference  in  the  perception  of  labourers  and  professionals  on  the  drivers  and

challenges of motivation for casual workers on construction sites

Abstract

The study is an assessment of time, cost and quality management in the Nigerian construction industry, and it aims to explore time cost and quality management in the construction industry. The objective of the study is to identify factors affecting time; cost and quality management in building construction projects. This study is limited to the view of a convenient sample of professionals in the building construction industry. The method used to collect data were questionnaire and interview while the data collected were subjected to descriptive statistical analysis using percentage, mean score and frequency. It was observed that planning and scheduling deficiencies, fraudulent practice and kickback and absence of clear Evaluation standards are the major factors affecting time, cost and quality in construction project. The study recommends that construction team should strive to ensure effective management of time, cost and quality in building production.
